This homeowner was struggling with strong odors coming from their crawl space so they wanted to find a solution that would permanently solve this issue. They reached out to John's Waterproofing to get the job done. After sending our system design specialist to perform a free estimate and inspection, he met with the homeowner to discuss options for this crawl space. They decided an encapsulation would be the best way to go. Not only does it improve air quality in the home, it also offers protection from mold and mildew and increases the home's value. It also reduces energy costs by creating a barrier against moisture and air leaks, which will help maintain a consistent temperature in the home. To begin this project we start by removing all the debris in the space. Since this space did not have much water, we installed our SmartDrain system. This will alert the homeowner of a possible plumbing leak with an audible alarm and will drain the water into a drywell underneath the CleanSpace until the homeowner can address the leak. Then, we install our TerraBlock directly on the dirt floor of the crawl space and this will create an insulated barrier between the home and the earth. On top of the TerraBlock, we install our CleanSpace system all along the foundation walls, up to the rim joists and seal all the vents in the space to ensure no outside air enters. We make sure to seal the CleanSpace with our waterproof tape against the footing of the wooden posts. We install our SaniDry Sedona to control the environment and this will eliminate the damp musty odors the homeowner was concerned about by drying and filtering the air. It will also keep the space at a healthy relative humidity. The final step is to install our foam insulation. We spray the foam along the walls of the foundation, up to the rim joists providing a well insulated and airtight crawl space for this homeowner.
This homeowner was looking to sell their home and found that their crawl space was not in the best shape, and was full of standing water-so they called John's to set up their free inspection. Our real estate response team then went out and after inspecting the crawl space, he went over the findings and wrote up an estimate. Due to all of the water in the crawl space, we begin by drying it out to then remove all of the debris along with the old vapor barrier. Next, we dig a trench around the interior perimeter of the crawl space in which we lay down a 3 inch perforated pipe into a silt sock to secure a safe passage for the water to drain to the low point. Then, at this low point, we install our SuperSump Plus which will collect all of the water and pump it outside of the home via discharge line. Next, we install our TerraBlock system onto the floor to create an insulated barrier. On top of the TerraBlock is our CleanSpace system which is our 20-mil-thick, pool like liner that is anchored along the foundation walls up to the rim joists and sealed at the footing of the wooden posts with our waterproof tape. We also make sure to cover all of the vents so outside air does not enter. To keep the environment controlled, we install our SaniDry Sedona. This is the most effective dehumidifier on the market for its size and will eliminate damp and musty odors by drying and filtering the air all while keeping the home at a heathy relative humidity. Lastly we install our foam insulation. This is sprayed along the foundation walls, up to the rim joists filling every crack and void to ensure a complete airtight seal. Not only is this home now fully encapsulated and protected from water intrusion, but the new homeowners will be saving on energy costs. This home can now be confidently put on the market to sell.

The wooden posts in your crawl space are what support your home and keep your floors even. They called John's Waterproofing about getting their crawl space encapsulated and protecting against future water damage. To begin the encapsulation, first we installed a drainage system using a perforated pipe and a TripleSafe sump pump. These work together to collect any water that tries to enter and offer a passageway to be pushed out of the crawl space and away from the homes foundation. We then install TerraBlock, a thick insulation foam, along the base of the space. Afterwards, a CleanSpace vapor barrier is installed on top of the TerraBlock, up the foundation walls, and between the concrete footing and wooden posts. We put the vapor barrier between the footing and posts to isolate and protect them against water from being able to seep up into the wood. Once the space is protected and sealed from the earth, then we apply Spray Foam along the foundation walls to insulate and air seal. A SaniDry dehumidifier is installed to help pull moisture out of the air. Once this encapsulation is fully completed, the crawl space is isolated and protected against moisture damage and the homeowners won't have to worry about the wooden posts supporting their home.

On top of the TerraBlock, we install our CleanSpace system. This is placed all along the foundation walls, up to the rim joists, and sealed at the footing of the wooden posts with our waterproof tape. We make sure to cover all the vents in the space to avoid outside air from entering. To control the environment we install our SaniDry Sedona. This effective dehumidifier will dry and filter the air, removing damp, musty smells. It will also keep the space at a healthy relative humidity, promoting clean air throughout the entire home. Lastly, to finish this space, we spray our foam insulation all along the foundation walls, up to the rim joists ensuring a complete air tight seal in this space. This homeowner can have peace of mind knowing their space is now protected for years to come. With encapsulation, the homes energy bills lower and will not have issues with rodents or musty odors.
