The foundation of this home had started settling, prompting the homeowner to call on John's to come take a look. Our Design Specialist thoroughly inspected the foundation and crawl space, and found the settling was due to water intrusion, weakening the soil supporting the home. Fortunately for the homeowner, John's is the leading expert in both waterproofing and structural repairs. To prevent further weakening of the soil supporting the foundation, our Design Specialist recommended a Full Encapsulation of the crawl space. This would seal the entire space, and pump all ground water intrusion safely away from the home. To return the foundation back to its correct and level height, he recommended the hydraulic installation of 4 Helical Piers. These Piers are made of heavy-duty steel, drilled deep into the ground, to lift and support the weight of the home. The homeowner was pleased with both of these recommendations, so we got her on our schedule. To begin the work, our crew of Structural Experts arrived, and bolted 4 Steel Brackets directly onto the settling concrete foundation walls. Next, they hydraulically drilled the Steel Helical Piers through each Bracket, deep into the weight bearing stratum of the earth, until the entire home was lifted back to its appropriate height. The Piers will remain to prevent future settling.

With the Structural repairs now complete, our expert Waterproofing Crew began the process of Encapsulation. First, they removed all debris, and then laid down 3" Perforated Pipe all along the interior perimeter of the crawl space, to collect all ground water intrusion. This Piping will route all water into a SuperSump Pump, which will then pump all of it safely away from the home via a discharge line. On top of the Piping, they laid down TerraBlock foam padding. This ground covering helps insulate the space, and provides a sturdy walkable surface. On top of the TerraBlock, and onto the walls, we placed our 20 Mil thick CleanSpace Vapor Barrier. CleanSpace is bright and white, creating an aesthetically pleasing atmosphere. It is interlaced with Carbon Fiber, deterring rodents from chewing on it, and is guaranteed for 25 years against rips and tears. It also ensures that no moisture will enter into the space. To ensure a 100% air-tight seal in the crawl space, our crew covered each original crawlspace vent, with a Vent Cover that will allow no air or debris to enter from outside. To fill every crevice and void, our crew installed Spray Foam Insulation directly onto the foundation walls. It saves homeowners up to 40% per year on their energy costs, and will last for the lifetime of the home. To maintain a healthy relative humidity of the crawl space, our crew set up a SaniDry Sedona Dehumidifier. This Dehumidifier is an absolute powerhouse - keeping the air inside of your crawl space dry and healthy 24/7. It prevents mold growth, is energy efficient. A healthy air environment in your crawl space is important, because 40% of the air inside of your home comes from your crawl space. Encapsulated crawl spaces support the overall health of the loved ones inside of your home. Our Electrical Division installed a dedicated electrical outlet in the crawlspace, to provide electricity to both the Dehumidifier and the SuperSump Pump. This crawl space has now been Fully Encapsulated to ensure a safe air quality both underneath and inside of the home, as well as to prevent ground water intrusion from causing further weakening of the soil supporting the home. The waterproofing and structural work completed by the experts here at John's was completed with extreme attention to detail, and will permanently protect the integrity and safety of the entire structure of this home! 

This home had a history of water issues. They had done a big structural repair a few years back to replace the damaged wooden beams and posts in the crawl space. Now that a few years had passed, they were ready for their next crawl space investment, a system built to prevent water damage from occurring. For this, they called up John's Waterproofing to get a full encapsulation! 

These homeowners had us go out for a free visit since they were having issues in their crawl space. One of their main concerns was their exterior access since they noticed it was one of the big reasons rodents, pests and moisture were entering. We went out and thoroughly inspected this crawl space, then met with the homeowners and they decided that a full encapsulation was the best choice for them. This encapsulation included removing all of the debris, digging a trench and installing a sump pump at the lowest point with a discharge line to pump the water out of the home. Our ground insulation, TerraBlock for the dirt floor was then installed and our CleanSpace 20 mil liner on top and anchored along the foundation walls. Then, our SaniDry Sedona dehumidifier is installed to control the environment and keeping it at a healthy relative humidity. For insulation along the foundation walls we install Spray Foam. Since these homeowners wanted to a solution to their exterior access, we installed our EverLast Door. This airtight crawl space access will seal off outside air, and will last in all weather conditions while looking good for years to come. Leaky crawl space access doors let in cold air in the winter and humid air in the summer, causing high levels of humidity that will only cause damage in the crawl space. Wooden access doors rot and warp and are difficult to keep in a damp environment. Our EverLast Crawl Space door will keep outside air out, will never need paint and will never rust or rot. This solution will guarantee the homeowners peace of mind. 

This crawl space was showing all of the signs of water intrusion. High levels of humidity, musty smells, sagging insulation and so much more. The homeowner reached out to John's in hopes of addressing this issue permanently and completely transforming this crawl space. After going out and thoroughly inspecting this home we came up with the best plan that will give them peace of mind.

We begin this project by removing all of the debris, fiberglass insulation and old vapor barrier. We dig a trench around the interior perimeter of the crawl space where we place a 3 inch perforated pipe into a silt sock to create a secure passage for water to drain to the lowest point, where we install the SuperSump Plus. This system pumps the water outside of the home through a discharge line. We make sure all of the vents are covered and sealed shut to prevent outside air from entering. Dirt floors can be full of moisture so we install our TerraBlock system. This is our 3/4th inch foam with a vapor barrier on both sides that will help insulate and block out moisture. Our 20 mil thick liner (CleanSpace) is then anchored into the foundation walls, placed between each footing and post as well as laid over top of the entire TerraBlock system and sealed with our heavy duty CleanSpace tape. To keep the environment stable, we install our SaniDry Sedona which will eliminate damp and musty odors by drying and filtering the air keeping a healthy relative humidity throughout the crawl space. To complete this project, we install spray foam insulation. This is sprayed onto the foundation walls, up to the rim joists and it expands, which fills every crack and void. This form of insulation guarantees a complete airtight seal. Now this crawl space is dry, stable and healthy which will give these homeowners peace of mind. 

Due to excessive moisture this foundation support is cracking and giving way. Thankfully our team was there to replace it with a SmartJack so a sinking home will not be a worry for them. 

Although we recommend a full encapsulation system this vapor barrier replacement still looks pretty good and will help a home be sale ready.
